Enter your own fee and loan balance to see what each of five routes costs over the next ten years. A deed-back only counts if your developer agrees to take the timeshare back, so price the other routes as well.

Ten-year totals in nominal dollars, no discounting. Fees are compounded annually at the rate you set. Walking away shows the fees paid before you stop, and it deliberately does not price the credit damage, a possible deficiency claim, or a possible tax bill on canceled debt, because those depend on your state and your finances. This is general information, not legal or tax advice.
Frequently Asked Questions
When a developer agrees to take a timeshare back, the fees stop soon and the cost is small. Whether it agrees is the open question: these programs are voluntary, and a loan balance, unpaid fees or an older resort can rule you out. Ask in writing first, and drop the deed-back from your comparison if the answer is no.
The firm's flat fee plus every maintenance fee that falls due while your exit is in progress, so a slow timeline costs real money. Ask any firm for its fee and its expected timeline in writing and set the slider to match. Washington State found that one operator it sued had signed more than 41,000 exit contracts, with more than 16,000 still pending.

It leaves out collections, credit damage, a possible foreclosure and deficiency claim, and possible tax on canceled debt, all of which depend on your contract and state. The FTC lists advice to stop paying as a warning sign of an exit scam.
Use what similar weeks at your resort have actually sold for, not asking prices. Completed sales are the evidence; listings are hopes. Many weeks sell for a dollar or not at all, so the calculator starts at one dollar.
Yes. The balance you enter is added to every route, since you owe it whichever way you go, and the note under the chart shows it separately. An unpaid loan usually rules out a deed-back as well, so paying it down can open up the cheapest route.
