Exiting Hilton Grand Vacations, Diamond or Bluegreen
How HGV, legacy Diamond and Bluegreen owners can try to leave: the HGV Transitions program, what a resale nets after HGV's own fees, what a 14.7% loan really costs, what to ask in writing, and when an outside file review makes sense.

How can an owner leave Hilton Grand Vacations?
Start with what is free: if your state’s cancellation window is still open, cancel in writing today. After that, send Hilton Grand Vacations a written request to leave through HGV Transitions, its in-house exit program, and find out what similar ownerships actually resell for. If nobody will buy the ownership and HGV refuses you or sets terms you won’t take, a free file review and consultation with an exit firm is worth considering at that point.
HGV publishes very little about who qualifies. Its public page offers HGV Transitions only to owners “who are eligible,” and the criteria sit behind the member login. Legacy Diamond owners go through the same program. Bluegreen owners should ask Bluegreen first, because we could not confirm that HGV Transitions covers them.
Which HGV contract do I own, and who do I call?
Hilton Grand Vacations is not the hotel company. Hilton spun it off on January 3, 2017, and it uses the Hilton Grand Vacations name under a license from Hilton Worldwide Holdings. It bought Diamond Resorts’ parent on August 2, 2021, and Bluegreen Vacations Holding Corporation on January 17, 2024, in a deal it valued at $1.6 billion including net debt. It reported more than 720,000 club members at the end of 2025. HGV’s annual report describes three kinds of contract, and the one you hold decides where your request starts:
| What you own | How HGV’s 10-K describes it | Where to start |
|---|---|---|
| HGV deeded week | A fee-simple interest deeded in perpetuity, usually one week every year or every other year | HGVClub, 800-932-4482 |
| Legacy Diamond points | A beneficial interest in a trust “Collection,” without direct ownership of the resorts | Legacy Diamond and The Club, 877-374-2582 |
| Bluegreen points | A points-based use right coupled with a freehold estate, held by the Bluegreen Vacation Club trustee | Bluegreen Customer Care, (844) 757-6932 |
| Embarc or Extraordinary Escapes | Not described separately; HGV’s ARDA directory entry names these members alongside HGV Transitions | 800-767-2166 |
Portfolio Services, at 888-875-4494, handles payment plans, forbearance and loan questions.
What does HGV say about HGV Transitions?
Very little in public. The HGV Transitions page offers an “easy and respectful way” out “for those who are eligible” and sends owners to a Get Started button for the FAQs and the qualifying criteria. That button requires a member sign-in. ARDA, the developers’ trade group, runs an exit directory at responsibleexit.com. HGV’s entry there addresses members of HGVClub, The Club, Embarc and Extraordinary Escapes as well as legacy Diamond owners, and points them to HGV Transitions.
Cost: HGV does not publish one.
Who it works for: owners HGV decides are eligible, on criteria you can only read after logging in.
What disqualifies you: HGV does not say publicly. We found nothing showing whether an open loan, unpaid fees, or a short ownership history rules you out.
That matches the FTC’s advice to owners weighing an exit: “Start by contacting your timeshare company directly.” Once you log in, download or screenshot the FAQs and criteria with the date showing, because HGV can change them.
Is HGV Transitions open to Bluegreen owners?
Not that we could verify. HGV’s entry in the ARDA directory leaves Bluegreen out, and Bluegreen’s own help page describes “simple and safe exit solutions” without naming a program or mentioning HGV Transitions. That page also warns that some resale and relief operators “pose as an attorney or a law office” and ask for large sums in advance. Bluegreen is now a wholly owned HGV subsidiary, according to the same page. Call Customer Care and ask for the program’s name and rules in writing.
What will HGV offer that keeps me in the timeshare?
Expect to hear about these before an exit. HGV’s own pages list three options that keep the ownership in place:
- Payment plan: spreads missed payments over a period you agree with HGV.
- Temporary forbearance: may let you defer loan payments until you can resume them, if recent life events made paying difficult.
- Loan modification: may change the loan’s terms, such as the number of years you have to repay.
None of these ends your annual fees. If what you want is out, say so plainly and ask HGV to answer that request in writing.
Will HGV buy it back, and what does a resale net?
HGV says it has no duty to. Its 10-K states that it has no obligation to repurchase intervals it sold, while most of its contracts give it a right of first refusal on resales, which it uses in some cases.
For a resale, HGV’s 2022 resale FAQ lists the deductions: a commission of about 25% of the price, $425 to change the ownership, $609 per timeshare to activate the buyer’s membership, and $70 for an estoppel letter. Any HGV loan must be paid in full before ownership transfers, and your club membership ends unless you still own elsewhere in HGV. Here is what those items leave you at three sale prices. The prices are illustrations, not market quotes, and the fees may have changed since 2022:
| Sale price | 25% commission | HGV fees ($425 + $609 + $70) | Left before any loan payoff |
|---|---|---|---|
| $1,500 | $375 | $1,104 | $21 |
| $4,000 | $1,000 | $1,104 | $1,896 |
| $10,000 | $2,500 | $1,104 | $6,396 |
For scale, HGV’s own site lists new purchases from $9,900 to $960,990. Compare finished sales of ownerships like yours, not listing prices. HGV’s FAQ also says legitimate resale companies take payment from the proceeds at closing. The resale guide explains listing and closing.
How much does an HGV loan cost over its life?
According to HGV’s 2025 annual report, its loans are usually fixed-rate, fully amortizing 10-year loans priced anywhere from 2.5% to 25%, and at the end of 2025 the average balance was about $25,000 at a weighted average rate of 14.7%. Bluegreen’s last report as an independent company showed 15.3% for 2022.
A worked example at HGV’s averages: $25,000 over 10 years at 14.7% is about $399 a month, roughly $47,850 in total payments, of which about $22,850 is interest. After five years of payments, about $16,870 would still be owed. Your own contract’s rate and term will differ, so run the same math on your statement.
HGV also says its underwriting leaves out certain traditional ability-to-pay checks, such as income verification. On a consumer loan portfolio of about $4.3 billion, it reported annual default rates of 9.86% in 2025, 10.77% in 2024 and 8.56% in 2023. Prepayment carries no penalty. Because the timeshare itself has almost no resale value, few lenders will take it as security for a refinance. If you qualify for a lower rate, a personal loan can replace the developer loan. If the point of refinancing is to qualify for HGV Transitions, first get HGV to say in writing whether a zero balance would change its decision. Our loan payoff guide shows how to price it.
Why does a call about leaving turn into an upgrade pitch?
HGV’s 10-K says existing owners accounted for 74% of its contract sales in 2025, 72% in 2024 and 70% in 2023, and that its “financing propensity” was 67% in both 2025 and 2024. ARDA’s industry-commissioned 2026 study puts the share of 2025 sales volume going to existing owners at 61% across the industry.
So an HGV Transitions call or owner update can become a sales meeting. An upgrade adds points, raises the yearly bill, and often adds a new loan, which moves you further from the exit you asked about. Sign nothing at that call or meeting. If an upgrade is the only reply to your request to leave, count it as a no. More in the upgrade trap.
Can I still cancel my HGV purchase?
Only while your state’s window is open, and if it is, use it before anything else, because it is the one route here that refunds what you paid. The window comes from state law. Florida, for example, allows 10 calendar days from the later of signing or receiving the required documents and bars any waiver of that right, and Nevada allows five calendar days after signing. Follow the delivery method in your HGV contract, keep proof, and check your date with the rescission deadline tool and state-by-state guide.
Have regulators acted against Diamond or Hilton timeshare sales?
Diamond Resorts in Arizona. Arizona’s attorney general reached a settlement with Diamond, formally an assurance of discontinuance, which required the company to pay the state $800,000, with $650,000 set aside for consumer restitution. The office alleged that Diamond employees’ statements broke the Arizona Consumer Fraud Act. The settlement included a relinquishment program for qualifying consumers to return their timeshares with no further obligations. To be considered, a buyer had to have purchased between January 1, 2011 and January 23, 2017, in Arizona or while living there, and file a complaint describing the misrepresentations with the attorney general by May 23, 2017. That window is closed.
Hilton in New York. In 2014, Hilton Resorts Corporation agreed with New York’s attorney general to drop a contract clause that disclaimed responsibility for salespeople’s statements about reservations, use rights, rentals, resale and buybacks. No payment was announced, and ABA Journal reported on October 17, 2014 that Hilton said no formal complaint or investigation prompted the agreement. Both matters came before HGV’s 2017 spin-off and 2021 Diamond purchase.
If you were promised a rental income, an easy resale or flat fees that never materialized, write down who said it and when. See sales presentation misrepresentation.
What should I ask HGV in writing, and what should I gather?
Send your request by email or letter and keep a copy. Ask:
- Do I qualify for HGV Transitions today? If not, what specifically disqualifies me?
- What does the exit cost in total, and when is each payment due?
- How long does it take, and do my maintenance fees keep accruing until it closes?
- Would paying off my loan change the answer?
- What document will confirm that the ownership and all future fees have ended?
Have these ready: your purchase agreement and any upgrade contracts, the deed or trust membership certificate, your latest maintenance fee bill and loan statement, any notes from the sales presentation, and the dated HGV Transitions criteria you saved.
What if HGV says no?
Ask for the refusal in writing, with the reason. A resale listing or a forbearance offer is not an exit, because the ownership and its fees continue.
Disclosure: Candid Timeshare works with Vacation Ownership Consultants, a timeshare exit firm, and may be paid when readers hire it.
One firm, Vacation Ownership Consultants (VOC) of Scottsdale, Arizona, says in its guide for Hilton owners that HGV’s program is, by owners’ reports, “selective” about which cases it accepts. Those are owner reports passed on by a firm with a stake in the answer. VOC’s published process also puts the developer first: its step one tells owners to contact the resort and look at resale value.
When HGV has said no or quoted terms you can’t accept, and the ownership has no resale value, a free consultation and file review is the step to consider. With VOC, you upload billing statements, the purchase agreement and the deed, if you have one, through its eligibility form. VOC then decides whether you are eligible, gives you a free file review, and only after that do you choose whether to enroll for its one-time flat fee. Its home page says billing is not discussed until VOC has confirmed you qualify, and describes consultations “supported by seasoned industry partners and experienced timeshare attorneys.” Other firms set their own terms, so ask before sending anything.
A legitimate firm studies your contract and payment record before quoting, names the attorney who will handle your file, and looks for concrete problems with the sale, such as a salesperson who sold the timeshare as an investment. No firm can promise what HGV will do.
HGV tells investors that third parties selling exit services have heavily targeted the Diamond business, and Bluegreen’s 2022 report said it believed exit firms had encouraged owners to default. The enforcement record backs up the worry. Washington’s attorney general said Reed Hein did business as Timeshare Exit Team, that over 2,800 people in the state signed with it, paying upfront fees that ran from just under $3,000 into the tens of thousands, and that it sometimes told customers to stop paying their resorts. A federal court in April 2026, following an FTC investigation, ordered Christopher Carroll to pay $140 million; he was one of the top operators of an exit scheme that used the name Consumer Law Protection. The FTC also notes that some operators take a fee and then simply contact the timeshare company for you, something you could do yourself for free. Whoever you consider hiring, check that the firm:
- Wants to see the developer’s reply in writing before you sign or pay anything.
- Never tells you to stop paying, the conduct HGV and Bluegreen both link to exit companies in their filings.
- Commits to a single flat fee on paper, explains in writing what becomes of that fee if HGV refuses, and claims no tie to HGV, Diamond or Bluegreen.
Keep paying in the meantime. HGV fully reserves loans more than 120 days past due, and its filing says recovery may come through foreclosure or a deed in lieu of foreclosure; see our foreclosure guide and the red flags checklist.
The order to work in
Cancellation window still open? Cancel in writing today and confirm the date with the rescission deadline tool.
Next, go to HGV and the resale market. HGV and Diamond owners: sign in, keep a dated copy of the program criteria, and send the written questions above. Bluegreen owners: get your program’s name and rules from Customer Care. Price comparable resales alongside, and leave any upgrade offer unsigned.
Carrying a loan? Ask whether a payoff would change HGV’s answer before pricing a cheaper personal loan.
Ownership won’t sell, and HGV refused or set terms you won’t take? Ask for a free file review and consultation with an exit firm that meets every check in the list above.
Other routes: your own attorney if you have records showing you were misled at the sale; a resale through HGV’s program or a licensed broker paid from the proceeds once the loan is clear. To see what staying would cost you, try the exit cost calculator.
Disclosure: Candid Timeshare works with Vacation Ownership Consultants, a timeshare exit firm, and may be paid when readers hire it. This page’s author, Kira Fairbank, is a manager at Vacation Ownership Consultants. We cite its published case data on this page where marked.
This page is general information and not legal advice. HGV writes its exit rules in private and may revise them, and what is open to you turns on your contract, your loan and your state’s law. Have an attorney licensed in your state read your contract before you sign a release, refinance in order to qualify for one, or halt any payment.

Frequently asked questions
Can I give my Hilton Grand Vacations timeshare back?
Possibly, through HGV Transitions, the in-house program HGV offers to owners it considers eligible. HGV keeps the qualifying criteria and FAQs behind its member login, so sign in, save them, and ask in writing whether you qualify. HGV states in its annual report that it has no obligation to repurchase intervals it sold.
Who do I call at HGV about leaving my timeshare?
Use the number for your club: 800-932-4482 for HGVClub, 877-374-2582 for The Club and legacy Diamond, and 800-767-2166 for Embarc or Extraordinary Escapes. Portfolio Services, at 888-875-4494, deals with payment plans, forbearance and loan questions. For a Bluegreen ownership, the line is (844) 757-6932.
Is HGV Transitions open to Bluegreen owners?
We have not been able to confirm that. HGV's listing on ARDA's exit directory lists HGVClub, The Club, Embarc and legacy Diamond members and leaves Bluegreen out, while Bluegreen's help page never names a program. Ask Bluegreen Customer Care to tell you in writing which exit program covers your ownership.
How much will I get if I resell an HGV timeshare?
Often far less than you paid. HGV's 2022 resale FAQ tells sellers to expect a commission of about 25% of the price, plus $425 to change ownership, $609 to activate the buyer's membership and $70 for an estoppel letter, and any HGV loan must be paid off before the transfer. On a $4,000 sale, those items alone would leave you about $1,896 before any loan payoff.
What does an HGV timeshare loan cost?
HGV reported a weighted average rate of 14.7% on its timeshare loans at the end of 2025, with an average balance of about $25,000 and terms of generally 10 years. At that rate and term, a $25,000 loan costs roughly $399 a month and about $22,850 in interest over its life. HGV allows prepayment without penalty.
What should HGV owners do before contacting an exit company?
If a cancellation window is open, use it. Otherwise put your exit request to HGV Transitions, or to Bluegreen Customer Care, in writing, get the cost and the eligibility answer back in writing, and look up real resale prices. Sign nothing if the conversation turns into an upgrade offer. When the ownership won't sell and HGV turns you down or sets terms you won't take, weigh a free file review and consultation with an exit firm.

Timeshare Loan Payoff: What Clearing the Balance Ends
Paying off a developer timeshare loan ends payments averaging 12.9% to 14.7% interest at the big developers, but the ownership and its yearly fee usually stay. What these loans cost, how the balance controls which developer exits you can request, a worked payoff comparison, what to ask the lender in writing, and when refinancing on your own credit is worth it.

Many timeshares resell for a sliver of the purchase price, and some draw no offers. What a resale really costs, the state rules on upfront listing fees, the papers to gather before you list, and the signs a listing has run its course.

Timeshare Upgrade Pitch: What Signing Actually Changes
A timeshare upgrade is a second purchase layered on the first, usually with a new loan and often a higher yearly fee. Existing owners now account for most timeshare sales.
