Getting Out of a Wyndham Timeshare: Certified Exit and After

Wyndham's Certified Exit puts voluntary surrender on the table only after the purchase loan reaches zero, and keeps its eligibility rules private. What each Wyndham club page offers, the questions to ask in writing, what the loan really costs, and what to do if Wyndham turns you down.

What is the way out of a Wyndham timeshare?

If you signed recently and your state’s cancellation period hasn’t run out, send a written cancellation now; it costs nothing and gets your money back. Past that point, start with Wyndham’s in-house service, Certified Exit (855-312-9040): get its answer about your ownership in writing, and look up real sale prices for comparable Wyndham points or weeks. Wyndham reserves voluntary surrender for eligible owners with no loan balance, so anyone still paying the loan won’t see surrender among the published options. If Wyndham says no or names a price you can’t accept, a free file review from an exit firm is the next thing to weigh.

Who actually owns Wyndham timeshares today?

Your contract is with a company that no longer owns any Wyndham hotels. The hotel business was spun off as Wyndham Hotels & Resorts on May 31, 2018, and the timeshare company, then Wyndham Destinations, took the name Travel + Leisure Co. on February 17, 2021. It trades under the ticker TNL.

By its 2025 annual report, it serves 797,000 owner families across more than 280 resorts, under brands that include Club Wyndham, WorldMark, and Margaritaville Vacation Club.

Which Wyndham club page applies to you?

Each club has its own Certified Exit page, and the wording differs in ways that matter:

ClubWhat its page says about surrenderDetail worth noting
Club WyndhamEligible owners may surrender their “points,” estimated at about 20 weeksSame loan-paid-in-full condition; its loan-balance list offers a featured reseller and a talk about extra points, with no hardship application
WorldMark by WyndhamEligible owners may surrender their “credits,” estimated at about 20 weeksSame loan-paid-in-full condition
Margaritaville Vacation ClubNo 20-week estimate; says owners “may be out in as few as 60 days” once the loan is paid off, and its paid-off list offers to take the ownership back “in as few as 45 days”The only page we found with 60-day and 45-day figures; it also lists an option to leave the contract but keep vacationing for three years
Wyndham Destinations (main page)Eligible owners may surrender their “ownership,” estimated at about 20 weeksLists the full set of options by loan status

The main, WorldMark, and Margaritaville pages give 855-312-9040 for Certified Exit (the Margaritaville page also lists 866-294-4194); the Club Wyndham page we read listed the general Wyndham Cares line, 866-434-9046, which the main page says is staffed weekdays 9 a.m. to 8 p.m. Eastern. Read the page for your own club and quote it back when you call.

What does Certified Exit actually offer?

Certified Exit sits under Wyndham’s “Wyndham Cares” banner, describes itself as an evolution of the earlier Ovation program, and opens with a free 15-minute phone call and no paperwork. Wyndham also says no additional points or credits are needed to take part. Every option on the main page hinges on the loan:

Your loanOptions Wyndham’s page lists
Fully paidVoluntary surrender for “eligible owners,” about 20 weeks; passing the ownership to close family at no charge; guidance on selling privately; listing with a featured reseller
Still owingA featured reseller, so you can sell and clear the loan; an application for a “hardship exception” when “a personal tragedy” strikes; a talk about extra points or credits; a call if your maintenance fees are unaffordable

The surrender entry promises nothing. In Wyndham’s words, eligible owners “may have the option” to surrender, and the timing depends on Wyndham’s review and on your meeting every requirement.

Cost: Wyndham says a specialist’s help is free and calls most of its options low cost or free, while some may involve fees such as commissions on a resale. No dollar figure for surrender appears.

Who it works for: owners with a paid-off loan whom Wyndham deems eligible.

What disqualifies you: a loan balance, at least for surrender. Past that, Wyndham decides out of view, and it reserves the right to change or replace its options.

What does Wyndham leave unsaid about eligibility?

The loan rule is the only firm one. Wyndham’s public pages say nothing about how many years you must have owned, whether fees must be current, which products count, or what a surrender costs. The decisive word is “eligible,” and Wyndham keeps the definition private.

Wyndham also tells owners to make it their “first and only call,” warning that working with anyone else may leave options “limited or nonexistent.” Take that at face value on timing: let the Certified Exit conversation run its course and get Wyndham’s answer on paper before you contact an outside firm. The FTC agrees on the order: its advice is to “start by contacting your timeshare company directly.”

What should you ask Certified Exit, and get in writing?

Gather your purchase contract, deed or points certificate, your most recent maintenance fee bill, and your latest loan statement before you call. Then ask, and note the name of the person and the date:

  1. Am I eligible to surrender today? If not, which rule am I missing?
  2. If I paid the loan to zero, would I then be eligible, or only allowed to apply?
  3. What is the total cost of surrender, including any transfer, recording, or closing fees?
  4. Which estimate applies to my club (20 weeks, 60 days or 45 days), and when does the clock start?
  5. Do my maintenance fees have to be current, and must I pay the coming year’s bill?
  6. What document will confirm that Wyndham has released me?
  7. If I don’t qualify, what will the hardship exception require, and what happens to my loan?

Ask Wyndham to email or mail the answers. A written refusal is the first thing an exit firm or a lawyer will want to see.

Could you sell your Wyndham points or week?

Check the market before choosing any other route. Certified Exit offers resale help and a featured reseller, and Wyndham notes resale may carry commissions. The FTC warns that the timeshare market is overcrowded and that selling may be hard, if not impossible, and suggests a licensed timeshare appraiser to estimate value. Look at closed sales of comparable Wyndham ownerships, ignore asking prices, and walk away from anyone wanting a listing fee up front. The FTC says a reseller that takes its fee after the sale is the better choice.

What does a Wyndham timeshare loan really cost?

Owners paid a weighted average of 14.6% on Travel + Leisure’s outstanding owner loans in 2025, according to its annual report, after 14.7% in each of the two prior years, on loans running up to 10 years. The company typically requires at least 10% down, and the average down payment on financed sales was 22% in 2025. The company’s own weighted average cost on the non-recourse debt it raises against those owner loans was 6.6%, about eight points less than owners pay.

A worked example (hypothetical balance)

$20,000 balanceMonthly paymentTotal interest
14.6% over 10 yearsAbout $318About $18,100
14.6% over 5 yearsAbout $472About $8,300
6.6% over 10 years (Travel + Leisure’s own borrowing cost)About $228About $7,400

These figures are our arithmetic on a standard fixed-rate loan, not Wyndham’s terms for any owner. They show why the rate matters as much as the balance, and why paying the loan down ahead of schedule saves real money.

Because surrender appears only on the paid-off side of Wyndham’s list, the loan works as a gate. Clearing it does not guarantee release, because surrender is something eligible owners “may” be offered. Before paying it off or refinancing to qualify, ask Wyndham in writing whether a zero balance would make you eligible.

A timeshare is weak collateral for any other lender, given its tiny resale value, but a personal loan at a lower rate, if you qualify, can pay off the Wyndham balance. You owe the loan and the ownership separately; our loan payoff guide works through the numbers.

Why does Wyndham keep offering an upgrade?

Selling more to current owners is the core of Wyndham’s business. Travel + Leisure’s annual report says upgrades were 72% of net vacation ownership sales in 2025 and 68% in 2024, and tells investors that, on average, a new owner’s holdings come close to doubling within six years. Across the industry, ARDA (the developers’ trade group) found in a study it commissioned that people who already owned accounted for 61% of 2025 sales volume.

Whether you are on the Certified Exit line or at an owner update meeting, expect a pitch to buy more, and sign nothing. More points mean a bigger contract and a bigger yearly bill, and financing them adds a balance that moves the surrender gate further away. If “I want out” gets you an upgrade pitch, count it as Wyndham’s no. The upgrade trap guide explains how these meetings run.

Can you still cancel the purchase?

If your cancellation period is still open, yes, and no other route returns as much. The FTC says the length of that period may be set by state law or by your contract, and it suggests sending the cancellation letter by certified mail with a return receipt. Follow your contract’s notice instructions exactly, and check your last day with our rescission deadline tool or the state-by-state table.

Has Wyndham been in trouble with regulators?

SEC, September 30, 2026. In a settled federal case in Florida (SEC v. Travel + Leisure Co., S.D. Fla. No. 26-cv-62760; SEC Litigation Release No. 26657), the Securities and Exchange Commission alleges that between October 2019 and February 2021 the company misled investors about two projects that used rescission to remove more than 2,900 delinquent or defaulted owner loans, roughly $77 million in balances, and that it reversed them in its books as if the loans had never existed, which flattered its reported loan losses. The company neither admitted nor denied the claims and consented to an injunction plus a $975,000 penalty, subject to a judge’s approval, which we had not confirmed as of October 2026. The case concerns what investors were told and creates no new cancellation right for other owners, though the SEC alleges that owners who requested rescission during those projects were fully released from their loans.

New York, 2014. ABA Journal reported in October 2014 that, after a review by the state attorney general, Wyndham agreed to temporarily stop offering reservation certificates for Midtown 45, a New York hotel; buyers of other Wyndham timeshares had received them, and some came away believing they had bought into Midtown 45. It said Wyndham would not offer them again until it filed an offering plan under New York’s Martin Act.

Travel + Leisure’s annual report lists outside groups that encourage owners to default as a risk to its loans, and its net write-offs of owner loans came to $435 million in 2025.

Is your Wyndham resort being sold or restructured?

During 2025, Travel + Leisure flagged 17 resorts needing heavy owner reinvestment or sitting in markets owners no longer favor, and proposed court-supervised plans to drop some and shrink others. At year-end, only two associations, both at one resort, had not yet approved. When finished, the resorts are to be sold and the net proceeds split pro rata among all owners, the company and its clubs included. The filing names none of them. If your association has sent a restructuring vote, read it before paying anyone for an exit, and see our legacy resorts guide for how these sales work.

Wyndham said no. What now?

Ask for the refusal in writing and for the specific rule you failed. Being sent to a featured reseller only gets you a listing, and plenty of listings never find a buyer.

Vacation Ownership Consultants (VOC), a Scottsdale, Arizona exit firm, writes in its piece on developer surrender programs that being referred to resale or listing help does not mean surrender has been approved, and these programs are voluntary, not legal rights. In its Wyndham guide, VOC says Certified Exit’s internal guidance “may not fit all situations.” Its own published process also begins by asking the resort and checking resale prices.

When the ownership won’t sell and Wyndham has refused, or wants a price you won’t pay, consider a free consultation and file review. VOC asks you to upload billing statements, the purchase agreement, and any deed via its eligibility form, then determines which options your ownership could qualify for and goes over the file with you at no charge; enrolling, for a one-time flat fee, is a separate choice that comes after. VOC’s home page says it won’t “discuss billing until we’ve made sure you qualify,” and describes its consultations as “supported by seasoned industry partners and experienced timeshare attorneys.” That is VOC’s policy; other firms set their own.

In a 2019 post, VOC told the story of a couple, owners at Christie Lodge, a non-Wyndham resort, who say a 2018 owner update there became a six-hour Wyndham presentation. In a complaint VOC quotes, they say the salesman wrote down their RCI fees and crossed them off, and that a “quick start team” later told them they still owed those fees. These are the owners’ allegations. If you heard a promise like that, write it down now, because a documented promise is what an attorney will look for.

A legitimate firm reads your contract and payment record before it quotes anything. Where its method calls for it, it brings in an attorney to deal with Wyndham for you and to look for specific problems in how the timeshare was sold, for instance a salesperson presenting it as an investment. A letter from a lawyer, as we see it, gets more attention than a call-center ticket, but nobody can promise Wyndham’s response, and a firm that does should be avoided.

Caution is warranted. Reed Hein, which operated as Timeshare Exit Team, was sued by Washington’s attorney general in 2020; the state’s 2021 settlement release says over 2,800 residents had paid it upfront, anywhere from about $3,000 into the tens of thousands per exit, and that it sometimes told clients to stop paying their resorts. Then, in April 2026, the Justice Department announced a judgment of more than $140 million against Christopher Carroll, found to be at the center of a timeshare exit scheme run through companies including Consumer Law Protection. For Wyndham owners, three tests stand out:

  • It reminds you that Certified Exit is open to you and says to hold off signing or paying until Wyndham replies in writing.
  • It never advises you to stop paying the loan or the fees, which the FTC calls a mark of a scam.
  • It quotes a single flat fee in writing only after reading your documents, and it names your attorney so you can check the state bar.

See the red flags page for the rest. Stay current meanwhile: Washington’s attorney general said some Reed Hein customers who believed they were out may have been sent to collections or had their credit damaged, and our stop-paying guide covers the other consequences.

In what order should a Wyndham owner try these?

1. Still inside the cancellation period? Confirm your date with the rescission deadline tool and cancel in writing today.

2. Call Certified Exit first. Ask the seven questions above, get the answers in writing, and check closed resale prices. An upgrade pitch counts as a no, and nothing gets signed.

3. Carrying a loan balance? Apply for the hardship exception if it fits, price out a cheaper personal loan, and ask Wyndham in writing whether payoff would open surrender.

4. Unsellable, and Wyndham refused or asked too much? Book a free consultation and file review with an exit firm that meets the tests above.

5. Other routes. Paid-off owners can pass the ownership to close family free, per Wyndham. Paperwork showing a salesperson misled you is something your own attorney can evaluate; see sales presentation misrepresentation. You can also list with a licensed broker paid only at closing. The exit cost calculator shows what keeping it will cost.

Treat this page as general information, not legal advice. Wyndham can change its program terms, and your options turn on your contract, your loan, and your state’s law. Before signing a surrender agreement, refinancing to qualify for one, or stopping any payment, have a lawyer licensed in your state read your contract.

Frequently asked questions

Will Wyndham take my timeshare back?

Only some owners qualify. Wyndham's Certified Exit page offers voluntary surrender to eligible owners whose purchase loan is fully paid, with processing it currently estimates at about 20 weeks. Wyndham doesn't publish who counts as eligible, so call Certified Exit at 855-312-9040 and ask for the answer in writing.

What are my options if I still owe money on my Wyndham loan?

Surrender does not appear on Wyndham's list for owners with a balance. For borrowers, Wyndham points instead to a featured reseller (sell, then clear the loan), a hardship exception you can apply for after a personal tragedy, and a phone call if the fees are beyond you. Get Wyndham to say in writing which fits you; if it refuses, or its terms are unacceptable, a free file review from an exit firm is a reasonable next move.

Is Wyndham's Certified Exit program free?

There is no charge to speak with a specialist, and Wyndham describes most of its exit options as cheap or free. Some carry fees, resale commissions for example, and no surrender price is posted, so have the all-in figure put in writing before you commit.

How long does it take to surrender a Wyndham timeshare?

Wyndham's main Certified Exit page estimates about 20 weeks for an eligible surrender, subject to review and all requirements being met. The Margaritaville Vacation Club version says owners may be out in as few as 60 days once the loan is paid off, and its paid-off list mentions returning the ownership in as few as 45 days. Ask which estimate applies to your club before you plan around any of them.

What interest rate are Wyndham timeshare loans?

Travel + Leisure Co., which owns Club Wyndham and WorldMark, reported a 14.6% weighted average rate on its outstanding owner loans in 2025, on terms of up to 10 years. The company itself paid about 6.6% on the debt it raises against those loans. A personal loan at a lower rate, if you can get one, could retire the Wyndham loan.

Should I call Wyndham before I contact an exit company?

Yes. Wyndham wants Certified Exit to be the only place you turn and warns that going elsewhere may narrow your options, so let that process finish and have Wyndham's decision on paper before anything else. Don't sign anything at that call, since upgrades were 72% of Travel + Leisure's 2025 net timeshare sales. If the ownership has no resale value and Wyndham says no, then consider a free consultation with an exit firm.
